When you replace seals in the lower unit, don’t forget the O-Ring on the shift rod – a common place to leak. It often gets overlooked by people doing this for the first few times because you can’t see it. Below is a link (courtesy of Frank) for the replacement procedure, and this o-ring comes with seal kits:
